Ontario Appraisal Services – Brantford
An appraisal is required for most home purchases, sales and mortgages. If you live in Ontario, Canada we recommend that you use a “Certified Registered Appraiser” (CRA). CRA’s appraisals are the most widely recoginzed appraisals in Ontario, a non CRA appraisal may not be recognized by lenders making the appraisal worthless. An appraisal is used to determine the fair market value of your home. The appraiser will inspect your property inside and outside including any buildings on the property, pictures will be taken of all the rooms in the house. Your house will be compared to at least three other similar houses in your area. Factors such as square footage, location, condition, upgrades, etc, can affect the appraisal value, a good tip is to always clean up as much as possible before the appraisal.
CRA’s are independant contractors and mortgage brokers have no influence on the value placed on your house or property. The result is a unbiased value of your house or property and the appraisal value is used to determine your loan to value ratio and therfore how much mortgage you can afford.
